About

Close to the city, in your own calm

Katusekuma Kodud is a new four-storey, A-energy-class apartment building in Tallinn at Katusepapi 31, in the Sikupilli subdistrict of Lasnamäe on the edge of the city centre. It has 43 homes, from one-room studios to four-room family apartments, plus five guest apartments on the ground floor. Below ground there is a heated car park, storage units and a bike room. Construction starts in spring–summer 2027 and the homes will be completed in 2028.

From the plot you can see the city-centre towers to the west, where the sun sets in the evening. That is where the name comes from: Katusekuma, the glow above the rooftops.

A balcony or terrace for every apartment

Ground-floor homes have terraces; on the fourth floor there are large balconies and roof terraces of up to 52 m².

Bright rooms

Ceilings are at least 2.6 m high. Windows are triple-glazed, with solar-control glass on the sunny side.

Fresh air, warm floors

Every apartment has its own heat-recovery ventilation unit you can control from your phone. All homes have underfloor heating and are ready for cooling.

Sun on the roof

The rooftop solar plant is designed to produce about 59 MWh of electricity a year. Heating comes from efficient district heating.

Parking, storage, bike room

The heated underground car park has 36 car spaces and 2 motorcycle spaces, each ready for EV charging. The building has 43 storage units and a closed bike room.

Homes with a sauna

Four apartments have their own sauna. Many larger homes have a second bathroom or separate WC and a dressing room.

Location

On the edge of the centre, everything close by
